First Look: 490 Avenue of the Palms

San Francisco, CA — A defining moment in the visionary transformation of San Francisco’s Treasure Island emerges with the unveiling of 490 Avenue of the Palms, the island’s first new for-sale residential offering. Developed by Treasure Island Development Group, a partnership between Wilson Meany, Stockbridge Capital Group, and Lennar Corporation, this six-story mid-rise community introduces 148 park side, waterfront residences thoughtfully designed to maximize light, air, and an immersive sense of place — with front-row panoramic views that sweep from Belvedere to the San Francisco skyline, capturing the Golden Gate Bridge, Alcatraz, and the expanse of the Bay in between. Evoking a sense of suspension above the water, the residences’ marine setting offers a perspective that is as breathtaking as it is rare. Located along the edge of Cityside Park, opening in Fall 2025, 490 Avenue of the Palms—an architectural collaboration with Anne Fougeron and Mark Cavagnero Associates—reflects a new chapter of California-modern living in the Bay Area.

“490 Avenue of the Palms marks a pivotal moment for Treasure Island — the debut of its first for-sale residences and the completion of our first phase of homes,” said Chris Meany, Co-CEO of Treasure Island Community Development. “It’s situated on one of the most remarkable parcels of developable land on the island, offering protected views that span the Bay, its bridges, and iconic landmarks. To live directly across from a waterfront park that will feel like your own Crissy Field is a once-in-a-generation opportunity. In addition to striking architecture and livability, homeowners are embraced by a perspective and sense of place that simply can’t be replicated."

490 Avenue of the Palms is envisioned as a composition of sculptural forms punctuated by three expansive, multi-story portals that frame dramatic view corridors to the Bay and skyline. Each portal, ranging from two to three stories in height, creates a variety of exterior experiences — from intimate terraces to expansive outdoor living rooms. These cut-throughs also serve as passive lightwells, bringing daylight and natural ventilation deep into the center of the building. A lushly landscaped courtyard curves gently through the center of the community, opening to residential terraces and a shared outdoor kitchen and dining area, creating a fluid connection to the island’s natural surroundings.

“The idea behind the portals was simple but powerful — to give every resident, no matter where they live in the building, a direct visual connection to the Bay and the city beyond,” said Anne Fougeron, FAIA. “They not only frame breathtaking views, but bring light, air, and a sense of openness into the heart of the building. It’s about creating beauty and equity in how we experience place.”

“Designing 490 Avenue of the Palms was an exciting opportunity to draw on the beauty and uniqueness of the island’s natural setting and conceive of a building that connects residents to the outdoors,” said Mark Cavagnero, founding principal of Mark Cavagnero Associates. “Our goal was to shape a living experience in close dialogue with the Bay, the city, and the island’s shifting light. To achieve this, we embraced a lower, more grounded perspective that fosters a real sense of connection to the landscape, the water, and the rhythms of the community.”

Floor plans range from studios to three-bedroom homes, with fifty-two distinct layouts offering diverse sizes, orientations, and view perspectives inspired by the ever-changing tides and rhythms of the San Francisco Bay. From marquee view homes that rival the panoramas of any high-rise in the city, to spacious townhomes, stylish pieds-à-terre, and convenient courtyard homes with ground-floor access, each residence has been individually tailored to maximize natural light and livability. Designed from the inside out with interiors by Mark Cavagnero Associates and Kenneth Brown Design, the homes reflect meticulous attention to detail, comfort, and flow — with each layout conceived to frame key views and foster a livable cadence anchored to the light and landscape beyond.

Each residence features floor-to-ceiling windows, oversized sliding glass doors, and expansive private patios or balconies that foster indoor-outdoor living. Open layouts connect living, kitchen, and dining areas — with varying views of the Golden Gate Bridge, Bay Bridge, Richmond Bridge, Marin Headlands, Alcatraz, Angel Island, and the San Francisco skyline. Homes are composed in a refined palette of contemporary finishes, including wide-plank oak flooring, lightly veined stone, and dual-tone Italian cabinetry inspired by the warm tones of Bay sunsets and authentic material sensibilities.

Kitchens are equipped with Fisher & Paykel stainless steel gas ranges, panelized refrigerators and dishwashers, full-slab Silestone® countertops and backsplashes, and undercabinet lighting. Bathrooms include Italian vanities with integrated Silestone® tops, full porcelain tile surrounds, polished chrome fixtures, and freestanding soaking tubs and walk-in glass showers in select homes.

Residents will enjoy curated amenities designed for a wellness-forward lifestyle, with every space unfolding as a natural extension of home and community. Each area is scaled to feel intimate yet social, offering places for connection, reflection, and daily rituals. These include:

Three open-air landscaped terraces featuring panoramic views
A residents’ lounge located across from the waterfront park, with floor-to-ceiling glass, lounge seating, and communal gathering space
A fitness center with cardio, strength, yoga, and barre areas
A landscaped courtyard with a shared outdoor kitchen, dining area, and fire pit
A gracious lobby with a library and fireplace,
1:1 bicycle parking for every home
Secure resident parking, package lockers, pet washroom, and more
“Our approach was to create something timeless, tailored, and deeply personal — homes that feel as thoughtful on the inside as they are striking on the outside,” said Kenneth Brown, Principal and Owner of Kenneth Brown Design. “From the reveals in the cabinetry to the textures and tones inspired by Bay sunsets, every detail was designed to feel connected to the views, to the light, and a sense of home.”

490 Avenue of the Palms arrives amid a growing wave of transformation on Treasure Island. Newly completed residential communities, such as Isle House and Hawkins, the latter also designed by Mark Cavagnero Associates, are now open, alongside several new parks and open spaces, including Panorama Park, Signal Park, Rocks Dog Park, Buckeye Grove, and the Treasure Island Ferry Landing. These completed parks and trails provide residents with immediate access to lush green spaces and a variety of outdoor activities. Nearly 1,000 new homes are now open or almost completed, further establishing Treasure Island as a sought-after residential community. Cityside Park, just outside the doors of 490 Avenue of the Palms, will soon enhance this connection to nature. Adding to the island’s momentum, BayFC recently announced it will establish its new women’s pro soccer training facility on Treasure Island — further positioning the island as a thriving part of San Francisco’s evolving landscape, only an eight-minute ferry ride from the Embarcadero.

This milestone is part of the Treasure Island Community Development (TICD), a master plan by Wilson Meany, Stockbridge Capital Group, and Lennar Corporation to transform Treasure Island and Yerba Buena Island into a vibrant new waterfront neighborhood featuring 8,000 homes, 300 acres of open space, and 22 miles of shoreline access.

Polaris Pacific has been appointed the exclusive sales and marketing partner. Sales will launch in Fall 2025, followed by move-ins anticipated for late 2025.

“490 Avenue of the Palms brings together the very best of San Francisco — iconic design, panoramic natural beauty, and effortless connectivity — in a way that’s never been possible until now,” said Paul Zeger, Partner at Polaris Pacific. “Early buyers will have their pick of the best homes, the best views, and the best value — advantages that won’t be available again. With limited inventory and rising demand for new waterfront homes in San Francisco, opportunities like this are increasingly rare.”

Pricing to be announced at sales launch. Interested buyers are encouraged to join the priority list now forming at 490palmssf.com
